Place is great, clean and good location. Good neighbors and a nice quiet beach. I wish they spent a few more dollars on necessities. The property management company didn’t communicate well but did eventually resolve the issue. They asked for an ETA on the day of check in, weird. A plumber was sent to fix something without any communication to us from property managers, at 6pm. Maybe that is why they asked for an ETA? They use some type of automated system to respond. When I complained, it was obvious that it wasn’t a person responding. Eventually was able to reach someone, who apologized. All I asked for in return for the inconvenience was a late check out, which I had to fight the robot to get. Poorly implemented AI can do more harm than good. I miss the days when Airbnb was just people.

Sean is absolutely wonderful. As other reviews have mentioned, he is very communicative, kind and helpful. If I had any questions, concerns or issues, he always responded very quickly with helpful information and a solution. The quaint cottage in Rye was the perfect size and space for a 3 days stay for 2 people. You can’t beat the beach being directly across the street and having your own parking. The space was very quiet with amazing views, AC and comfortable seating. One thing I misread ahead of time was that this space does not have a dishwasher. That was on me misreading that, and although that posed no problem whatsoever, if you have kids, keep that in mind (since they go through dishes fast). That said, Sean and his cleaners did provide a sponge and dish soap. Thank you Sean for a great stay!

This place was nice enough, but not worth the price in my opinion. It was covered in spiderwebs & spiders . Trash & dust left in between the sink & wall in the bathroom. The washing machine was also full of mold and it smelled like mold . I think something in this price rage should have been immaculately clean with a lot more to offer. It was just a house with an ocean view and it just felt dirty from the start. On a positive note the host was accommodating of an early check for an extra fee.

We noticed that the kitchen floors were a bit squishy in certain areas, which was a minor inconvenience. The bed, while aesthetically pleasing, wasn't the most comfortable for a full night's sleep. Additionally, the stairs leading to the balcony had a noticeable collection of cobwebs and spiders, which might deter some guests. Nice place to spend our anniversary. The house is well furnished and stocked with amenities. Right across the street from the ocean and a short walk to Rays seafood, short drive to all our favorite spots along the NH coast, including Ordiorne state park and Fuller gardens. Sean has been exceptionally kind and responsive both times we have stayed here. Would definitely stay again.

Great location with access to the beach at low tide right across the street, beautiful views from the rooftop deck! We appreciated the parking availability. Easy to get to Hampton Beach or Portsmouth for a night out, lunch, dinner, or another beach option. The space is as described and perfect for a few nights. We loved sitting on the rooftop deck and watching birds in the marsh or watching the ocean. Kitchen has most items needed for cooking and host left plenty of extra blankets, towels and linens. Overall, great location and great place for a few nights at the beach!

We loved staying at The Surf hosted by Sean! He was a very kind and responsive host, ready to promptly answer questions we sent through the Airbnb site. The Surf is so close to the lovely Rye Beach that we could hear the high tide washing against the sea wall across the street from the living room sofa at night - so awesome! The location within very easy walking distance of our favorite beach, which was what drew us to this house initially. We were delighted by its compact and intimate layout, with crisp modern furnishings and a full array of kitchen utensils for preparing our own meals. The parking lot was spacious and easy to enter. The bed was super comfortable too! We especially liked the rooftop deck from which you can see the ocean! The view from the backnof the house is a lovely salt marsh with many birds. This is a great spot if you want to splurge on a special getaway for two... maybe even a honeymoon! We would definitely stay here again!

We have been looking to vacation in Rye for several years. The Surf appeared to be just right for us. Sean's place was cozy, private and the rooftop views were wonderful. It also had ready access to the nearby beaches, scenic NH coastal areas and historic Portsmouth. A great getaway for us!

My wife and I loved our stay at Rye Beach. The house was perfect walking distance to the beach right across the street. The house was clean and spacious for us two. The only thing I would add is there is only 1 mirror in the house and some beach chairs or beach blankets would’ve been ideal. We would definitely stay here again!

My wife and I decided to take a last minute getaway to the beach and came across Sean’s place in Rye. It was prefect for the two of us, very clean and comfortable and a prefect pebble beach directly across the street. Will definitely stay again.

It’s my second time staying here. If I had more “dough to blow” I would stay here a lot more. It’s the perfect little retreat from it all. Clean and bright with a super cozy bed. The back deck is lovely, overlooking the marsh and listening to the birds which I love to do. The rooftop deck has a nice view of the ocean. Walk across the street and there is a nice quiet strip of beach to relax on. It’s really quite a treat.

We loved the location of this place: between the beach and a salt marsh. As such, it felt private and quiet. We didn't anticipate a 10' tall wall of rocks and boulders between the house and the beach but learned that this was built to protect the houses from storm surges. But it meant that you couldn't see the ocean from the house. The salt marsh behind the house was wonderful - it was nice to sit on the deck to watch the sun set or the birds and deer in the marsh. The house itself was spotlessly clean and very comfortable - it had everything we needed for our stay. The major drawback was the driveway - it was comprised of relatively large round rocks which made it difficult to drive on. We had a car with high clearance and still hit bottom several times. When I told Sean about this, he seemed surprised even though it has been mentioned in previous reviews and in the guestbook in the house. If you have a low-riding car, I'd either stay elsewhere or contact Sean.

I think with a little more upkeep this place is a hidden gem! Overall, the space was nice . Parking was an issue we were notified the day prior of. Understandable but more notice was needed. We did notice ants coming in near the kitchen and the bedroom, very understanding that that can be a seasonal thing that may be the Cleaners missed, it didn’t appear that anyone had really prepped this space for opening for the season yet though. Part of why we booked the space was because of the rooftop deck that is advertised when we went up, we found the furniture with no cushions on it, and one of the cushions was out in the field behind the house. We retrieved that cushion and search for the others we found the others inside of bin on the rooftop deck. Unfortunately, they were covered with bird poop, mold, and mildew sadly, we never use the rooftop deck because of this and that was a major selling point, I truly feel like this place would be perfect with more upkeep and care.

Location is amazing. Close enough of everything- 10 mins drive to Portsmouth and beach front...you can't ask for more. House is small but layout is great and functional. Perfect for a couple. Sean and team are communicating well and quickly. Will totally return.

House is very cute, few minor cosmetic things inside like cracked drywall and chipped flooring but overall the place was a great place to stay. Hearing the waves crash across the street was awesome. A view of the ocean would be nice from inside but fully understand why they have the mounds of rock there.

The stay was great. Cute home. Very clean. Awesome views. Great location. Right next to beach and 10 minutes from Portsmouth- a lot of great activities and restaurants. Sean’s team was responsive and helpful. Warning- I do highly recommend that you park on the shoulder across the street if you drive a sedan, the current gravel situation is not drivable/ accessible to sedans or lower cars. If you’re looking for a cute weekend getaway this stay is perfect for that!

A place I enjoyed for a retreat by the sea. Although the weather and temperatures weren’t the most warmest, it was nice to get away from the big city and enjoy the seaside view and focus on myself plus my partner! I enjoyed the structure with easy check in, amenities to help with basic cooking, and the very awesome 2nd floor rooftop patio with the view of the waves! The only down side? Having my car getting stuck partially in the driveway where I had to be towed. Smooth rocks that created pits deep enough to trap a small car are a little stressful, however the host was nice enough to sympathize and offer alternatives. Be careful bringing a small car onto their driveway please! However I enjoyed my experience nonetheless for the price and would book again to come back for another small getaway.

This was everything we needed! The location was amazing and right on the coast. Lots to see and explore. Fall colors were great!

Very good overall except lack of screens in the windows ( of all windows that open only 20% had screens in them ) weather was unseasonable for October, would have been nice to leave more windows open without concern of insects coming in. Also couch in main area was very uncomfortable. Still an enjoyable experience otherwise.

My husband, myself and our toddler had a great stay! The size of the house was perfect for us and was in close proximity to many toddler and family friendly activities and restaurants. We loved the view from the roof top deck and the beach was just steps away. We would recommend this place to any of our friends and family coming to Rye!

Picture perfect place. Beautifully decorated, clean and bright, loved it. The location is great, and a little quieter than the Hampton end of things which was just what we needed. Beautiful views from the rooftop deck. Great location, walkable to two restaurants. A short drive to Hampton Beach and Portsmouth. Also a short drive to Maine. We went to the outlets on a rainy day. Very clean home and responsive host! Beach is literally across the street. Watch high tide times as during high tide, beach is mostly rocks but my kids had a great time exploring! We were able to prop our chairs on top of a rock wall! Beach is absolutely beautiful. Areas restaurants has great seafood!

Perfect location with everything you need for a couple getaway. Beautiful beach across the street (just make sure to check high tides as the beach sand area becomes non existant +/- 1h to high tides). Great restaurants close by (Ray’s, Cove and lobster shack at the Harbor)

My wife and I booked this as a “mini-moon” getaway post wedding and had a wonderful time. We were there mid week and the beach across the street was clean and quiet (almost felt private). We were able to catch a great sunset from the upstairs deck. Will definitely recommend and likely rebook in the future!

great place. we ended up getting awful weather for three days so ended up staying inside more than we would have liked and didn't really get the full benefits of the area in good weather. but we enjoyed rays seafood many times and surfing. giving for four stars because it's on the road but it's not very disruptive for sleep. just a bit small to be spending more time then intended inside. overall great place for what it is and fantastic communication etc.

Loved our stay!

This is the cleanest place we ever stayed at. We were most impressed by the care and attentiveness of Sean, the owner. My fiance and I stayed here and planned to eloped at Odiorne, but the weather turned out so frigid, windy and wet, that we decided last minute to have our family meet here. We did our ceremony in the back yard, shielded by the wind and overlooking the lovely marshes. To be clear, we did not throw a party here, and did not create a lot of noise, but our impromptu guests were noticed by the neighbors. Sean reached out to me immediately, but I didn't get the messages until after the reception (held at another location.) He was more concerned about our getting tickets by the town for parking on the beach access than anything else - it was very caring and friendly of him. Upon my husband and I returning to the airbnb, one set of neighbors congratulated us - very kind! I explained everything to Sean, and he was great about it all and wished us well. Couldn't ask for better!

It's a sweet little house -- very comfy, modern, and clean. It's less than 15 minutes away from downtown Portsmouth with all of its shops and restaurants. Sean was on top of communication before and during our stay. The property is well-maintained and I feel certain Sean would have been responsive if we had any needs during our stay.

Sean communicated very well and we had no issues with check-in/check-out process. View/access to the ocean directly across the street made difficult by all of the fill that has been added to mitigate flooding risk. Nice location, though, relative to Rye beaches, Portsmouth and the Hampton Beach area.

What an awesome spot! My husband and I stayed here for a few nights while he was working in the Portsmouth area. I felt very comfortable and relaxed in this cozy and perfectly decorated space. I took myself across the street for many walks on the beach. And enjoyed the table on the back patio area for a completely different and beautiful view. Everything was clean, comfortable bed, all the amenities that we needed. The kitchen is fully stocked which we appreciated as we cooked a few meals in. But it’s also in the perfect location to head into Portsmouth or right in Rye for great food and restaurant options. Sean was great to communicate with, quick and easy to reply. I have zero complaints. We very much enjoyed our stay, and will absolutely be back.

Responsive host. Beautiful location.

Arrived to find heating system not working (during cold and extremely windy weather). Contacted Sean and was told to adjust the thermostat on the wall baseboard heaters, which were missing all of their knobs so it made it hard to adjust them by hand. This did not improve the temperature by much overnight (only went up 2 degrees on thermostat) and so Sean said they would send an electrician later in the afternoon the next day. I had already spent the night freezing in bed and decided to just go home as this ruined the trip I had planned. Sean ended up refunding less that half I of what I paid which is outrageous as I only stayed 1 out of 3 nights booked and I left the place cleaner than I found it so the total trip cleaning fee of $140 was a bit steep when you add in all of the additional fees. Very disappointing stay and definitely would not recommend this property or any other that they manage considering the poor experience they provided.

Great place, the heat was a bit of a challenge because there were no jobs so not was a bit of a battle from too hot to too cold but otherwise the place was fantastic

Sean was a great host. The one thing the pictures didn't convey well is the size. it was a little deceiving, no fault of the owner, just wasn't expecting how "cozy" it was. Thatd be my only comment is to expect a tiny space, which is fine if that is what you're looking for. The house is nestled in a very nice area, it is very quiet there except for the sounds of the rolling ocean. I imagine it is much busier in the summer months, but it was perfect for a nice little getaway in March. Sean was great in getting us all the info needed, checked in regularly and was responsive to any question. All in all a nice little property with a good owner. Would recommend.

This is my second time staying at one of seans places! There's nothing I can think of to make the experience better. This home was a right blend of peace, modern style and size.
